Common things every homeowner should know before hiring a contractor can make the difference between a successful home improvement project and an expensive mistake. Whether you’re hiring an electrician, plumber, roofer, HVAC technician, painter, or general contractor, taking the time to verify credentials and understand the process will help protect your investment, your property, and your peace of mind.

Every contractor you invite into your home should demonstrate professionalism, transparency, and accountability. Before signing any agreement, here are the most important things every homeowner should know.

Always Verify the Contractor’s License

A professional contractor should hold the appropriate state or local license required to perform the work. Licensing demonstrates that the contractor has met minimum competency requirements and is legally authorized to operate.

Before hiring anyone, verify the license through your state’s licensing agency instead of relying solely on information provided in advertisements or business cards.

Confirm Insurance Before Work Begins

One of the most overlooked parts of hiring a contractor is verifying insurance coverage. Every reputable contractor should carry general liability insurance and, where required, workers’ compensation insurance.

Insurance helps protect both the homeowner and the contractor in case of property damage or workplace accidents.

Never Accept a Verbal Estimate

A written estimate should clearly describe the work to be performed, materials to be used, estimated completion time, payment schedule, and warranty information.

Detailed proposals help avoid misunderstandings and make it easier to compare multiple contractors.

Don’t Choose a Contractor Based Only on Price

The lowest estimate isn’t always the best value. Extremely low bids may indicate shortcuts, lower-quality materials, lack of insurance, or hidden costs that appear after work begins.

Instead of focusing only on price, compare experience, communication, workmanship, warranties, and reputation.

Read Reviews From Multiple Sources

Customer reviews provide valuable insight into how a contractor communicates, solves problems, and completes projects. Look for consistent feedback across Google, Facebook, Better Business Bureau listings, and other trusted review platforms.

Pay attention to how the company responds when customers raise concerns.

Understand Who Will Actually Perform the Work

Ask whether the company uses employees, subcontractors, or a combination of both. Knowing who will be working inside your home helps set expectations and improves communication throughout the project.

Ask About Permits and Inspections

Many construction and electrical projects require permits and inspections. A professional contractor should explain what permits are necessary and whether they will obtain them on your behalf.

If someone recommends skipping permits to reduce costs, consider it a significant warning sign.

Discuss the Project Timeline

Unexpected delays can happen on any construction project, but professional contractors should provide a realistic timeline and communicate schedule changes promptly.

Understanding the expected start date, completion date, and daily work schedule helps prevent misunderstandings.

Understand the Warranty

Ask whether the contractor provides a workmanship warranty in addition to manufacturer warranties for installed products. Knowing what is covered after the project is completed provides additional peace of mind.

Good Communication Is Just as Important as Good Work

The best contractors answer questions clearly, communicate openly, arrive when scheduled, and treat your home with respect. Strong communication often reflects the overall quality of the company.

Questions Every Homeowner Should Ask Before Hiring a Contractor

  • Are you licensed?
  • Are you insured?
  • Will permits be required?
  • Can you provide references?
  • Do you offer a workmanship warranty?
  • Who will perform the work?
  • Will I receive a written estimate?
  • What is the expected timeline?
  • How will project updates be communicated?

Hiring the Right Contractor Starts With Asking the Right Questions

Choosing a qualified contractor is about much more than comparing prices. Taking the time to verify credentials, understand the scope of work, and establish clear expectations helps create a smoother project and better results.

Whether you’re planning a small repair or a major renovation, working with experienced professionals helps protect your home and your investment for years to come.

I’m a contractor in a different trade, so I have high expectations when I hire someone. John and Roger are excellent to work with. I hired Accurate for a complete home rewire. They communicated well, kept me appraised on progress and did a great job. Happily, they were able to coordinate minimal drywall damage, saving me time and money. It was great working with them and I strongly believe I got value on my large project. I plan on using the again.

Accurate Electric came out to replace a faulty outlet, wire in a doorbell, and wire in an outlet for a garbage disposal and they did a fantastic job. They are professional, arrived on time, cleaned up after themselves and are very friendly. They showed up why the outlet went bad and how they were fixing it. They ended up replacing 43 outlets/switches and fixed one of the worst junction boxes I had ever seen. I would highly recommend them and will be using them again if I ever need electric or AC work.
